
If you’ve been keeping an eye on the Miami real estate market, one thing is clear in 2026: the market is still strong, but buyers are being much more selective. We’re seeing two very different stories depending on the property type.
Single-Family Homes Continue to Lead
Single-family homes remain the most desirable properties across Miami-Dade. As of August 2026, the median home price reached approximately $680,000, while available inventory actually decreased compared to last year, keeping competition strong for well-priced homes.
The strongest demand continues to come from:
- Coral Gables for luxury homes and established neighborhoods.
- Coconut Grove for waterfront living and lifestyle appeal.
- Doral for families, top-rated schools, and newer communities.
- Kendall and West Kendall for buyers looking for more space and value.
What About Condos?
The condo market is creating some of the best opportunities for buyers right now. Inventory remains significantly higher than the single-family market, giving buyers more options and greater negotiating power. Condo prices have remained relatively stable, with median prices around $408,000-$410,000 in Miami-Dade.
Areas such as Brickell and Edgewater continue attracting professionals, investors, and international buyers who want luxury urban living and walkability.
Why Miami Continues to Attract Buyers
Miami remains one of the most attractive real estate markets in the country thanks to continued population growth, international investment, business relocations, and strong demand in the luxury segment. In fact, sales of properties priced above $1 million continue to show strong momentum throughout 2026.
My Take
From what I’m seeing, single-family homes remain the strongest segment of the market, especially in Coral Gables, Coconut Grove, Doral, and Kendall. Meanwhile, buyers looking for value and negotiating opportunities should take a close look at condos, particularly in Brickell and other urban neighborhoods where inventory remains high.
Miami continues to offer opportunities for buyers, sellers, and investors alike, and I expect demand for well located properties to remain strong moving into 2027.
